Years ago, the done thing was to go to your own bank, that you have always used and ask them for a mortgage.

The rates given at that bank (normally a Highstreet provider ) may be quite good.. but this may not be the BEST to suit your own personal criteria.

Or, they could decline you due to missed payments on credit, account conduct or even employment or age!

A lot of people now use a mortgage broker as they are highly regulated, know the business inside out and can take the stress out of the full process.

Plus, regulations change so quickly what you could have done 2 years ago may not apply now and vice versa, what you couldn't do a couple of years ago you can now.

This is also the case for re-mortgages where you have came out of your fixed term and moved onto SVR (standard variable rate ) each lender has their own SVR and they do not need to adhere to the Bank of England base rate.
