Buy to Let Investment and Portfolio Landlords 

Property is and has always been a good way to invest your money, but as with all things you need to do your due diligence to ensure you aren’t buying into a money pit that needs constant overhauls or somewhere where the rental market is saturated or, worse still the horror of having the wrong tenants that cause havoc and don’t pay on time!

Don’t worry, as a landlord, you can protect yourself with Landlord Insurance and vet your tenants to mitigate risk. With that being said, owning property can be very lucrative. With as little as a 15% deposit (normally 25% with most lenders though) you can start your empire!

So, we have a few different types of Landlords/ladies, we have;

 

The first-time landlord: These normally have their own residential property (but it’s not a necessity to do so) and are looking to create some passive income. They sometimes raise capital from their own home to create the deposit for the new buy to let. We can help with this and is normally very straight forward.

 

The accidental landlord: These are normally people who have bought a property and have maybe outgrown it and want to move on but they are in negative equity (where they owe more than the property is worth) The good news is that 9 times out of 10 they can get a consent to let from their current provider and hopefully in time their house will appreciate in value so they can then remortgage on to a buy to let mortgage or even capital raise and buy more properties to start a portfolio.

 

And finally, that brings us nicely to the “Portfolio Landlord”:

Portfolio Landlords are landlords with 4 or more properties held either in personal names or in limited companies. 

 Most high-street buy to let lenders will only lend to portfolio landlords on up to 10 properties, after that we would need to go to the specialist lenders. 

Specialist lenders can mostly only be accessed by Brokers.
